Infrared thermography is the easiest and quickest method to detect energy waste, moisture and electrical issues in buildings. An infrared camera shows exactly where the problems are and helps focus the inspectors' attention allowing him or her to properly diagnose areas with energy loss.

The image show extensive water damage on an external wall where
the water has penetrated the outer facing because of an incorrectly
installed window ledge.
Again moisture intrusion above the bedroom window. An open seam along the roof/wall flashing was found on the exterior of the building
Another example of the poor roof flashing on the exterior of the building allowing moisture to penetrate to the interior wall and insulation.
The dark blue circle on the main floor bathroom ceiling is
showing a water leak from the second floor tub. You can see in the picture on the left , that there was no visible evidence of this leak on the ceiling, or in the washroom above.
Missing insulation in the ceiling of this house is evident in this photograph. Missing ceiling insulation is a major source of heat loss. This house was less than 10 years old.
