No Point to "Picking a House Apart"

We are not here to "Nit-Pick or Pick a House Apart"
A home inspection is supposed to give peace of mind, but often has the
opposite effect. The Client is asked to absorb a lot of information in a short
time. This often includes a written report, checklist, photographs,
environmental reports and what the inspector himself says during the
inspection. All this combined with the seller's disclosure and what The client
notices themselves makes the experience even more overwhelming.
What we do to help?
Although a large portion of our Home Inspections are devoted to
maintenance recommendations, life expectancies, and minor imperfections, although
"nice to know items", these are not our major
concerns. The issues that really matter to us will fall into 4 categories:
1. Major defects. An example of this would be a structural failure.
2. Things that lead to major defects. A small roof-flashing leak, for example.
3. Things that may hinder your ability to finance, legally occupy or insure the home.
4.Safety hazards, such as an exposed, live buss bar at the electric panel.
Anything in these categories should be addressed. Often a serious problem can
be corrected inexpensively to protect both life and property.
Most sellers are honest and are often surprised to learn of defects uncovered
during an inspection. Realizing that sellers are under no obligation to
repair everything mentioned in the report and that

perfect, It is our Responsibility to Keep Things In Perspective.
Not killing a deal over things that do not matter. It
is inappropriate to demand that a seller address deferred maintenance,
conditions already listed on the seller's disclosure or nit-picky items.

Pre-Listing Inspections a Win-Win

Seller inspections (sometimes referred to as pre-listing inspections) are
becoming more popular because they virtually eliminate all the pitfalls and
hassles associated with waiting to do the inspections until a buyer is found.
In many ways, waiting to schedule inspections until after a home goes under
agreement, is too late. Seller inspections are arranged and paid for by the
seller, usually just before the home goes on the market. The seller is the
inspector's client. The inspector works for the seller and generates a report
for the seller. The seller then typically makes multiple copies of the report
and shares them with potential buyers that tour the home for sale. Seller
inspections are a benefit to all parties in a real estate transaction.
They are a win-win-win-win.
